Good information, but I’m a real estate broker and don’t understand how a property tour video could be created, unless the property images are uploaded. Random property images won’t work for a listing walkthrough video. Even if AI fills in between images, this would create a “misrepresentation” legal issue. For a few hundred dollars, you’ll be competing against real estate photographers who video the entire home.
Great point — and you’re totally right about disclosures and staying accurate in real estate. The cool thing is, AI can still help with the editing, voiceovers, scripts, and presentation once you *do* have actual photos or a video walkthrough. It’s definitely not about faking anything, but speeding up your process and making things look pro without spending thousands.

Hey Matt, you’re the one to provide the images of the Properties.
No faking it.
I’ve used Gemini to develop a 3D visual of a location because I fed it several images that shows different angles of the property including the aerial view .
The videos generated were virtual representation of the real thing. I was amazed.
What’s so hard to get those detailed property pictures?
@JehuOreri The problem with having Realtors take the photos is that most of them don’t know anything about photography. This is why they usually hire real estate photographers, and if they want a video they purchase a package. Here in Phoenix you can get a package of photos, walk through video, virtual tour, floor plan, and drone images for around $600. The real estate photography business is very competitive, so you can get high quality at a low cost. Nowadays homeowners and their agents expect mirrorless or full frame cameras at a minimum.
Even if the AI creates a video out of the photos, I don’t see how it would fill in the areas between them accurately. There are laws and MLS/association rules that restrict media accuracy. I think the only solution would be that you would have to visit each property and use a 360 camera. Ricoh virtual tour software offers this, but the quality of the video seems low.
Of course, now you’re in the real estate photography business, dragging equipment around from property to property, and helping to clean the house. It’s no longer the easy 300 bucks for 15 minutes.
I don’t think AI will work for listing media, yet. However, you could probably charge agents and brokerages for general advertising and talking head videos.​
​@JDtrain1There’s more to real estate photography than pointing and shooting with a phone. The average home here sells for over $450,000, so homesellers and their agents demand high quality if you’re going to compete with real estate photographers. You could target agents with low-end listings, but generally those agents don’t want to spend any money, so you would need to price really low.
For photography, you need to understand composition, lighting, color grading, exposure techniques, and more. Everything from bracketed images to window pulls. Video requires you to understand all the photography plus things like frame rate to shutter speed ratios.
Also, I’ve never found an AI which edits at a pro level, yet. I can get a Hollywood quality production from an editor in Vietnam for $20.

Paul – Love your content HOWEVER Sora 2 Storyboards have been out since end of October and since oAI NERFED Sora 2 it’s just not in the league with other tools out there. This is Sora 2’s issue. IF and WHEN oAI restores a quality back to Sora 2 it might potentially compete for industry-quality content. For now it is officially NERFED.
