    2.) Vipasina Meditation retreat.
    3.) Outdoor concert venue.
    4.) Airbnb for star gazers with telescopes.
    5.) Paintball adventure park “West World” style.
    6.) Storage lot for RV’s and sea cans.
    7.) Artists in residence tiny home community.
    8.) Outdoor photo “studio”
    Off the top of my head.

    1. The concert venue idea could be so cool!
      Build a covered stage, hire a large generator, a heap of porta-loos, invite a heap of food trucks, and work on getting local bands to put on shows.
      Lay out a wooden dance floor, have a bar area, etc.
      Charge an admission fee that includes overnight camping, and it could be great.

    2. Same line of thinking as I just added (you beat me to it 🙂 and you had more.

    3. Bees to get that tax exemption, rv spots would be pretty easy bc it looks somewhat flat. Maken them all “pull through” good for old guys and big rv trailers.. and give them space from one another and sewer and a fire pit and power hookups . All that will set you apart from alot of rv spots. Can have a separate tent area that you don’t need any of that just a couple trash bins or dumpster. All pretty passive income. Make it available for kids summer camp to star gaze and learn about the bees and how they’re literally the are the imortant living being on earth. Pollinators man. Lol Can take it a step further and build some barracks bunkhouses yellowstons style and buy a couple vans or a old diesel schoolbus to go to big bend and make it a strait up summer camp or charter school. Teach them about the trades, and solar and the bees get a cow and some chickens . Make them little off grid survivalist children. U know like the boyscouts but without all the kid touching. Aka background check the f* out of the counselor/teachers and overpay them so you have the best. Maybe go not for profit.

  3. You need to call the county property tax collector, so they can tell you if there are any liens on the property, what the yearly taxes are, and if there are any setbacks, so you can have a road put in!

    I paid 3800 for 10 acres nearby, yearly taxes are 54 bucks, I live in my RV. I plan on creating 10 to 30 camping sites, to rent to others. The Mountain view is gorgeous.

    10 acre or more Homestead exemption, Vet exemption, livestock exemption, elderly exemption.

  4. I have spent years living in and traveling around in my motorhome. I don’t have it set up to never need connections, so my dry camping nights are still minimal numbers, but what you can probably do the quickest is simply set up some assigned dry camping sites and sell those for cheap per night. Get a port-a-potty or build a composting toilet but if you set up the port-a-potty you’ll be able to set up a service to go and clean and empty them at the same time. After that’s started to make you a bit of income, start by getting pre-built tiny houses or cabins/sheds and set them up as off-the-grid “glamping” airbnb style cabins (people like things that are green and sustainable, plus it often becomes far cheaper even if a larger upfront cost to make off-grid utilities on your land). Then, I’d decide what to include in the vein of what Phil was saying – maybe you have a handful of goats on the property that double as a small petting zoo style space for guests and you get someone to probably live for free out there on the land who is your operator and cares for the whole ten acres and any of the additional “draws” and agricultural exemptions you manage to add. Make sure as soon as you can you add a bathhouse and laundry room, having a means to do laundry when traveling is a huge plus and you’re in the middle of nowhere so nobody is going to stop having their fun to drive half an hour away to find a laundromat. Then you can also set up a vending machine or tiny shop and make sure you include drinks, snacks, laundry stuff, and if you’ve still got some dry camping sites, include several common RV and tent camping items. As strange as it may sound, also include like a tiny screwdriver and wrench set as part of the always available items you offer because, especially if you’re in any sort of RV, stuff breaks all the time and you may not be able to bring every possible size and shape in your tiny storage space (or the screwdriver broke, got lost, got stuck, etc.). Plugs and screws and other common items may also be a simple and quick set of items to stock as well. These are all items I’ve had to drive around or have delivered just to acquire some tiny and probably not particularly expensive thing but the convenience of it would have made me return and stay a ton at any place that provided those things. I think once you’ve got a little clutch of rentable spaces, you can turn it into pretty much anything – a big event venue with a cafe or catering space, have a small playground, make something else cool that will attract guests, really the sky is the limit once it’s gotten off the ground and has some amenities and cash flow.
    I’m working on purchasing and getting started from my motorhome on something like this but in a different order than I suggested for your West Texas land because I’m in Missouri looking to get going and I think the order of operations for me here is different because it’s lush and I already have the “house” to start living on it in. Good luck with this Codie, it seems really great except that I’m uncertain about how easily you’ll quickly draw in customers quite so far from the actual national park, but I really hope you keep us posted often with this one!

  6. Making sure property isn’t land locked is a big deal. Having good easements or public road access is necessary. Also depending on where you’re located getting a well and power to property will cost more than the land does. Sometimes setting up fully off-grid power is a good alternative over spending big money to get hook up to the grid.

  7. I dreamed my whole life of having a piece of land and putting a cabin on it. I found 28 acres in Eastern Montana 25 minutes from the small town I live in. The property had some positives and negatives and I just went for it and bought it. Everybody including some family members thought I was nuts and I would regret it. 10 years later I have my cabin and it turned out to be one of the best things I ever did. Lots of negative comments on here, don`t let that stop you…….I made it happen…. so can YOU!

    1. that’s amazing. i’ve had the same dream for a long time and recently got some resources and even put montana license plates on my car so i dont drive around with CA tags while i search for land. my own dad said i can’t build a cabin – just because i haven’t done it before! gosh all the nay-sayers … congrats to you!

    2. @@michaelfreund The hardest part is finding property where you can do anything you want. The farther you get away from big cities the better. The price of land has skyrocketed in MT since covid. I`m glad I bought when I did!

  8. Few things that completely shifted my finances:
    1. I read all books on Mind-Bloomery. Completely changed the way I approach money and success.
    2. I stopped relying on wishful thinking and started taking small, intentional actions every day
    3. I started visualizing my goals and backing them up with discipline
    4. I picked up “Prosperity Unleashed: Mastering Path to Freedom” book and realized how my mindset around money was holding me back.

  9. I started buying large tracts of forest land in Eastern Kentucky around 30 years ago. Much of it I gave less than $250/acre for. I now hold a little over 1,000 acres. I have no intention of ever selling any of it though, it was originally purchased with the intent of passing it on to my children.

    1. Great just for investment purposes alone, which turn into legacy eventually.

    2. ​@@SirenaSpadesnot true. In some places vacant land is taxed at higher rates than improved properties.

    3. @Taxes are very low here in Eastern Kentucky. The property is classified as unimproved land which results in a very low tax rate. Just from one hunting lease I receive 3x more than the taxes.

  10. An adobe fort B&B would be perfect for that land, something straight out of the 1800s. Thick adobe walls to keep it cool in summer, warm in winter. A big gathering hall, a few cabins, maybe some teepees and earthen huts for a rugged touch. A chuckwagon serving up Dutch oven meals over an open fire, real cowboy cooking. Add stargazing, horseback rides, and old-school skills like blacksmithing. It’s not just a place to stay, it’s an experience that would draw travelers in.

  11. 1) clearly mark the borders of the property 2) find water in various spots 3) incorporate compost dirt into the dry/sandy surface soil 4) irrigate water 5) plant trees and grass to help sustain an upper surface water saturation levels 6) lay the power and septic lines based on the water sources.
    All of these things will allow defined shaded/cooler areas to thrive and add to the property value – especially if it turns into an oasis in the area. Also, when flower incorporation will allow for bee-keeping – and possible honey production.
    Yurts are a good shelter to chose for guests as they probably don’t need permits and upkeep should be minimal in cost. They additionally protect guests from regular annual elements and, being fairly mobile, let you change your property planning if needed or desired over time. The fees you charge must be in accordance with the general offering and offset your investment in an acceptable time period. That’s the basics.

  15. In 2019 I bought 100 acres for $600 an acre. Now in 2025 the land near me is selling for $4900 an acre. Makes me frustrated because i should have bought 1000 acres or more

  16. Dark skies stargazing retreat. This way you draw in tourists and locals. As a suburb girl, we are always ditching the sky pollution and traveling to places like Joshua tree to see the Milky Way. People also won’t mind its out of the way because that beauty is what they are searching for.

One thing i love about this girl is. its that she just goes and get stuff done quick no complaint. she says she wanna do this and she just goes and does it. best part is she never just do it, she does a boatload of research and uses her imaculate intuition to do the same as others but actually thinks where could this be most useful and actually plans her moves. she is awesome and motivates me alot. i wanna do dropshipping and i can see the difference between me and her, and that is she would already have done it. while im just dreamining of doing it, she would already have started. the terms “go getter” she is the epitimi of that no bs just goes and does it well, im a man but im inspired by her tenacity. i love a go getter, desciplined and accountable person. so i find her very cool, she is littually showing us why we are losers that havent achieved a thing in our lives, it isnt because we arent smart enough, its that we just dont start and we dont plan. thank you Codie
